The project is carefully evaluated, and if viable the design and planning process is initiated. Early in the process, the firms leasing and management teams step in to formulate pre-leasing strategies and initiate the start-up of leasing activities. Simultaneously, meetings are held with the project architect and general contractor candidates to study and fine-tune the projects design and to value engineer the projects construction methods. Working in conjunction with the project architect, a general contractor is selected and the final project cost is approved. During construction, the firms efforts focus on construction supervision, pre-leasing or re-leasing, if an existing project. Careful attention is paid to insure that actual construction is in compliance with the plans. Frequent meetings and site inspections are held with, the project manager and project architect to keep all parties informed as to the stage of development and estimated time of completion. Upon completion, the firms management and leasing personnel step in to assume direct control over the new or newly renovated project. |
